1. Retirement Fund Bridging.
This product is only available to prospective clients leaving a fund by way of resignation, retrenchment, dismissal or retirement. The time delay after a fund member leaves employment before his / her pension is released could easily become a frustration months later. During this time delay former members may have a need for immediate cash for various reasons. FINMONEX can arrange an advance of up to 70% of the net amount due to potential applicants. The net amount is calculated on the full benefit, less claims for the repayment of possible housing loans, tax, etc. If your pension is due to be paid out soon, but you need the money earlier, then in most cases we can assist you, subject to certain terms and conditions.

2. Estate Agents Commission Bridging.
The estate agent sold one or more properties but often has to wait for the transfer of the immovable property to be registered in the name of the new owner before commission will be paid to the agent. The purchaser has arranged his bond or finances for the purchase of a property and the attorney is in a position to issue a Letter of Undertaking that the funds are secure. Both seller and purchaser have signed all relevant docs and transfer of property is the next step. With the consent of the Principle Estate Agent, an agent can have an advance on a portion of the commission due on the deal.

3. Invoice Bridging (Discounting).
Only after the client has delivered the goods or performed the service, can an invoice or many invoices be bridged (advance payments made). In the case of where there is a confirmed order for goods (not services) and the client do not have the funds to purchase the goods for his customer; a bridging facility is possibly subject to a due diligence.
4. Equity Release (Property).
If the client owns a property and there is “free zone” of equity in the property, up to 80 % of this equity can be released within 10 days subject to certain terms and conditions. This is short term lending of up to a maximum of 9 months.

5. Mezzanine Finance / Developers Finance.
Mezzanine finance is normally required by prospective clients who require finance, but for some reason (other than being a high risk) are not able to obtain funding from major banking institutions. Property Developers are sometimes cash strapped for various reasons and need urgent access to varying amounts for short periods. We can arrange such finance for developers that own land and need to get funds released to go ahead with a development and needs cash from time to time as needed and interest only charged on amounts outstanding. FINMONEX can arrange amounts over R250,000.00 to corporate entities and therefore requires hard security such as a first bond over immovable property, pledge shares, cession of insurance policies etc. The land will obviously be held as security and only the equity will be released to the client.

6. Sellers Proceeds.
A client has sold a property for a profit. Up to 80 % of the profit can be advanced to the client so long as the attorney handling the transacting is in a position to give a Letter of Undertaking that the purchaser has placed guarantees in place (bond or security).

7. Property Owners.
Switching or applying for a second bond – you can get your cash in 24 hours. If you are switching your bond or applying for a second bond, and we know just how long it can take to register the bond and just how long it can take before you can access your money. FINMONEX therefore allows home owner’s access to their funds before the new bond has been registered. If your new bond has been approved by your bank, we can arrange advances of up to 80% of your registered bond amount 24 hours after receiving the attorneys’ letter of undertaking!

8. Property Sellers.
The process of selling a property can often take a long time, which is why FINMONEX offers the property seller a one-stop solution – with FINMONEX, funds can be accessed within 24 hours once the purchaser’s guarantee is in place, suspensive conditions have been fulfilled and attorney’s letter of undertaking received.
